Finding a home

Where does NewPad build?

In Fort Worth and the towns around it: Crowley, Azle, Saginaw and Burleson. Every home we have for sale, coming soon, under contract or sold is on the Homes page with its address and a map.

What is an infill home?

A new home built on an individual lot inside an established neighborhood, rather than in a new subdivision. Most of what NewPad builds is infill: a brand-new house on a street that is already there.

Are the homes new construction?

Yes. NewPad designs and builds every home it sells, on its own floor plans. Each home’s page lists the plan, the square footage, the bedrooms and bathrooms, and the stage of construction it has reached.

What does Coming Soon mean?

A home NewPad is building or finishing that is not yet listed for sale, so it has no price yet. If a Coming Soon home interests you, ask about it from its page and we will tell you when it is listed and what the next step is.

What do Under Contract and Sold mean?

Under Contract means a buyer has signed a purchase agreement and the sale is in progress. Sold means the sale has closed. Sold homes stay on the site so you can see the kind of home NewPad builds. A home under contract occasionally comes back on the market, so ask if one interests you.

What stage of construction is a home at?

Each home’s page shows one of three stages. To Be Built: the lot is ready and the plan is chosen, and the home can be built for a buyer. Under Construction: the home is being built. Complete: the home is finished and move-in ready.

Where can I see the floor plans?

The Floor Plans page lists each plan NewPad builds, with its drawings and the homes built on it. A home’s own page names its plan too.

Duplexes and multifamily

Do you build duplexes?

Yes. NewPad builds duplexes and larger multifamily buildings as well as single-family homes, and sells them; it does not rent them. The Multifamily page lists every one.

Is the price of a duplex for one unit or both?

Both. The price on a duplex listing is for the whole building, and the square footage is the building’s total. Each unit’s bedrooms and bathrooms are listed separately on the page.

Visiting and buying

How do I tour a home?

Every home’s page has a tour request form and buttons to call or text us. Tell us which home and when suits you, and someone from NewPad will reach out to set a time.

Do I need a real estate agent to buy from NewPad?

No. You can buy directly from NewPad. If you already work with an agent, they are welcome to contact us on your behalf.

Does NewPad offer financing?

NewPad is a homebuilder, not a lender, so we do not make loans and do not quote rates. We work with Builder Mortgage Direct, a lender who can walk you through financing a new home. The Services page tells you how to reach them.

After you buy

What warranty comes with a NewPad home?

Every home carries a 1-2-6 Year Texas Warranty, under the performance standards promulgated by the Texas Association of Builders. The Warranty page has the Express Limited Home Warranty and the Homeowner Maintenance Guidelines as PDFs.

How do I make a warranty request?

Call or text us with your address and what you have found, and we will get back to you. The number is at the top of every page, and the Warranty page has the same details.
